What is a gas safety inspection?

Updated: May 19, 2020

Landlords are required by law to have an annual gas safety inspection on all of their properties. Find out what a gas safety inspection is, why you need one and how it differs from a usual boiler service.

Gas safety inspections vs boiler service

Whether you're a landlord or just a homeowner, it's essential to keep your gas appliances in safe, working order. An annual boiler service is essential for all property owners, but landlords also need to schedule an annual gas safety check of all gas appliances.

Gas safety inspections are carried out on:

  • Gas ovens

  • Gas hobs

  • Boilers

  • Gas fires

At the end of a gas safety inspection, the tenants in your property will be given a CP12, also known as the landlord's gas safety certificate.

Why should I get my boiler serviced?

Having your boiler serviced is a key part of home heating and gas maintenance. It ensures your appliance is kept in safe working order, and will identify issues or problems that could later become expensive breakdowns.

E&W carries out thousands of gas safety and boiler services each year on behalf of landlords, letting agents and private customers. Get in touch here to discuss your needs.
